City of Somerset - Advancing zoning and land use concepts of ‘rural urbanism,’ Portico facilitated this small town’s comprehensive plan and produced it in a remarkable 12 months. The plan is geared towards sustainability, attracting light industry, promoting a new town center, bike-hike-equestrian trail, and attractive to renewable energy development. This small, vibrant town in South-Central Texas is on the move.

The firm served Deutsche Bank Private Wealth Management's investment team by analyzing and reporting on market/economic factors and physical conditions for the acquisition of $150 million in multi-family residential portfolios consisting 11 properties in Southeast and Southwest United States. The firm prepared comprehensive due diligence reporting for DB's Private Wealth Management investment team. The firm helped the bank realize a $1 million savings in its acquisitions.

The MTA - The firm performed pre-construction due diligence for the world's largest transportation agency. Specific tasks included: Site inspection for subway stations located in Brooklyn. The firm prepared due diligence and assessment reports used for developing capital improvement budgets.

At The Carlyle Hotel Mr. Pachecano's work helped provide insight of zoning issues and local law facade compliance concerns--these major items were addressed subsequent to acquisition by Rosewood Resorts in which Mr. Pachecano took an active lead in bringing about regulatory compliance.  Mr. Pachecano assisted in preparing a comprehensive capital improvements plan including a contemplated $5 million mechanical infrastructure overhaul. He also led the seminal Certificate of Occupancy analysis and resolved zoning conflicts which affected the legal use of the property. This work produced acquisitions savings for the client of over $5 million.

Bowery Oasis Development - Working with the Rizzo Group, Portico performed a zoning analysis with alternate legal scenarios. The image at left illustrates a proposed mixed-use development including a hotel, apartment and retail components for the Bowery-Oasis Partnership. The $50+ million project, design by noted architect Enrique Norten of TenArquitectos.

The Goetze House  - Portico Residential LLC stabilized and preserved the existing 1870s historic home in San Antonio Texas, called “The Goetze House” located in the King William Historic District. Development plans include adding a new rear addition, guest quarters and garage. At left: drawing prepared to record the historic massing and materials of the main facade. Sensitivity has been given to this historic site by legally instituting the Goetze’s original parcel; reportedly one of the oldest, continuously occupied historic dwellings in the City of San Antonio and South Texas.

Keystone School  - As part of the completion phase of a multi-million dollar Science Building on the campus of a private Pre-K thru 12 school, a study was prepared to more fully understand the placement of the school’s identity to the public. Several ideas prompted the development of a flag+banner hybrid that anchors a prominent urban corridor. Using techniques of perspectival alignment, the building’s chamfered corner is marked with the waving colors of the school.

Division Laundry  - Portico was retained to assist with the design and construction effort of a multi-phase expansion of a local commercial laundry company: Acted as Owner’s Representative in overseeing the integration state-of-the-art automation equipment, and advised on the company’s larger master planning effort. Department of Systems Engineering  - Proud to serve the Department of Systems Engineering (DSE) at the United States Military Academy at West Point--USMA’s youngest department in providing advisory and interior design services. Interface with USMA Executive Command, Faculty, and Cadet stakeholders to develop innovative spaces for new teaching environments. Above (left): Before photo of conference room.
